Type of Commercial Snow Removal Contracts

Snow removal is a normal part of winter, and in some places, it can even be a year-round ordeal. While most people will shovel their own driveway, commercial locations and residential subdivisions tend to have a professional company handle the roads. As with any professional service, there are contracts involved.

A snow plowing or snow removal contract allows commercial locations or residential neighborhoods the ability to keep the roads clean without going through a new hiring process every season. Every time in snows the same company will come out and manage the roads or areas outlined in the contract.

Type of Commercial Snow Removal Contracts

Let’s take a closer look at some of the most common types of snow removal contracts available.

Common Terms Found In Snow Removal Contracts

Like any contract, snow removal contracts have some insider jargon that can be hard to understand. We are going to break down a few of them to help you create the best contract for your needs.

Snow Removal- This means plowing the snow and taking it off of the property.

Plowable Events – This is a definable event that determines when a company will come out to plow or remove the snow from the property.

Snow Plowing – This is simply pushing all of the snow into piles, typically in a corner on the side of the road.

Estimate Tonnage- This is the estimate of the amount of salt or ice melting products that will be needed for your property

Pay Per Event & Pay Per Push

The most common contract is for services provided each time it snows. The snow removal company will come out and plow the area during snowfall and bill the company or residential area afterward. A plow worthy event is usually when there is at least two inches of snow accumulated or more. If there is only light snow or no snow at all, even over a whole season, no billing occurs. This is helpful for climates where there is not often heavy snowfall, but just enough that it makes sense to have someone on-call to handle the fluffy accumulation. Some contracts may have a dedicated per event rate, or they may have a base rate plus height clause. This means that if the snowfall is over a certain height, the rates will increase.

Seasonal Contract

Seasonal snow removal contracts are based on a fixed-rate model. Depending on the snowfall patterns in your area, this can be a 3 month season or 5-month season agreement. Seasonal contracts cover the typical snow season of the particular area and tend to be long term contracts. Most range between three and five years. Customers will pay a fixed amount per month for the season length. No matter how often or seldom it snow in a year, during that season the snow removal team will come out and keep your roads and parking lots clear of snow. This is most helpful for commercial areas or climates where there is heavy snowfall. Not only will you get regular removal, you also won’t have to worry about suddenly high bills since your monthly rate is always the same.

Seasonal Full-Service Contract

There are seasonal contracts, and then there are full-service seasonal contracts. High traffic and high-risk areas tend to choose this option. Not only will this contract cover regular plowing, but it also covers walkways and emergency pathways. In addition to removal, this contract will also cover pre-treating surfaces ahead of snowfall and clean up post snowfall. Salting the roads, walkways, and other important areas all included. Typically a dedicated team will be dispatched to these locations to ensure the surfaces are clean and safe to traverse. These locations are typically medical care facilities and corporate properties.
